Selling your home involves more than putting a sign on the lawn, taking some nice pictures, and waiting for an offer.
Some things are beyond our control, including market conditions and what buyers are looking for. But there are a few things sellers can control that can make a real difference.
1. Help Buyers Picture Themselves Living There
You don't need to turn your house into a show home, but a little decluttering goes a long way.
Pack away some personal belongings, clear off countertops, and give each room a chance to show its purpose.
You want buyers looking at the house, not getting distracted by everything in it.
2. Clean Matters More Than You Think
A clean, well-maintained home tells buyers something about how the property has been cared for.
Pay attention to the little things: windows, baseboards, bathrooms, flooring, and those maintenance jobs you've been meaning to get around to.
And don't underestimate smells! Fresh and clean beats a house full of scented candles any day.
3. Make Your Home Available for Showings
I understand that keeping a home ready for showings isn't always convenient, especially when you're living in it.
But buyers can't fall in love with a home they haven't seen.
The more flexible we can be with showing appointments, within reason, the more opportunities we give buyers to consider your property.
4. Price It for the Market We're In
This is a big one.
Your home may be beautiful, well-maintained, and in a great location, but buyers are still going to compare it with everything else available.
The right asking price isn't necessarily the lowest price. It's a price that makes sense based on your home's features, condition, location, and current competition.
And that's where good market research and an honest conversation come in.
The Bottom Line
You can't control every aspect of selling your home, but you can give yourself the best possible opportunity.
My job is to help you understand what matters, what's worth spending money on, and where your efforts will make the biggest difference.
After all, I guide, you decide.
